Apply for Building Regs
If you want to construct, extend or alter a dwelling or a
building, it is likely that you will need to make an application
under the building regulations.
Our Building Control team processes the applications and carries
out inspections to ensure that building work satisfies the
standards.
How do I apply for building regulations consent?
Depending on the scale and type of work involved you may use
either a Full Plans application or by submitting a building
notice.
Building notice applications
With this method you do not have to submit detailed plans with
the application, just a location plan and the appropriate fee. The
Building Notice form needs to be submitted 48 hours before work
starts.
As no plans or details are submitted there is a risk that work
may need to be altered when work is inspected on site. To minimise
this you should keep the surveyor informed of what work you
intending to carry out to ensure that it complies with the building
regulations. As no plans or details are submitted a formal
approval notice will not be issued. During construction you may be
asked to justify a particular aspect of the work to show that it
complies.
Full plans applications
You can use this method of submission for any type of work. The
application consists of detailed plans and supporting details eg
structural calculations and full plans form, these are submitted
with the appropriate fee.
Building Control surveyors will then check the plans and details
to see that they are in accordance with the building regulations.
If any issues arise you or your agent will be notified to carry out
suitable amendments. If the surveyor is happy with the application
an approval with or without conditions will be issued.
Regularisation applications
This process is used where works have been carried out without
permission. Plans of the works should accompany the form. On
acceptance of the application it may be necessary to open up
completed works for inspection and any contraventions brought into
compliance.
To act as a deterrent against unauthorised building works
regularisation applications are subject to a surcharge of 50% on
the normal NET fee. When we are satisfied that the works is correct
we will issue a certificate of regularisation. Before you submit
this type of application you are advised to contact the relevant
surveyor so he can explain the implications to you in the
particular circumstance.
