Legislation Changes
Home Information Packs (HIPS)
If you are considering marketing your property, it
is no longer the responsibility of the purchaser to
gather information; instead a HIP pack should be made
available for any prospective buyers.
It is therefore increasingly important for a copy of
supporting documentation to be retained by a Home Owner or
Solicitors, which in turn will save you a great deal of
time and expense.
What does a HIP contain?
A HIP is
comprised of 'Required' and 'Authorised' documents and
information.
What are the 'Required' elements?
The Official Certificate of Search (LLC1) is a required element
and may only be authorised by the Local Authority.
Replies to 'local enquiries' (CON29R) are another
'Required' element but no longer have to be completed by the Local
Authority.
For full information, please visit the Home Information Packs
website.
What can the Local Authority offer?
We can provide:
- Full responses to form CON29R at a fee of
£110.00.
(You will receive replies to all enquiries on the form,
including those unable to be obtained from inspection of
public registers).
Alternatively
- Full basic Local Authority Search, containing
both Official Certificate of Search (Form LLC1) and
CON29R form for £140 (basic fee).
How long will these take from the Local
Authority?
We are currently processing all search requests within
one/two working days.
What do I get from the full Local Authority
Search?
See our Local Authority Search webpage.
