What if the listed building is in a Conservation Area, or in Areas of Outstanding Beauty?  

A Conservation Area is an area of special architectural or historic interest, the character or appearance of which it is desirable to preserve or enhance. Special controls exist with regard to demolition of buildings, advertisements and some alterations to single dwelling houses within the Conservation Area.

In Ashford the Kent Downs is designated as an Area of Outstanding Natural Beauty because the topography creates a central ridge through the county forming an important geological feature.

Further requirements are made for Listed Buildings in a Conservation Area, or in Areas of Outstanding Natural Beauty. In these instances, Planning Permission is also required to:

• Enlarge a dwelling house by the addition to or alteration of its roof eg the construction of dormer windows.

• Install a satellite dish on a chimney, or on a building which exceeds 15 metres in height, or on any wall or roof slope which fronts any public highway, including footpaths and bridleways.

• Clad any part of the exterior of the dwelling house with stone, artificial stone, timber, plastic or tiles.
