Repairs and Maintenance

We will carry out most of the repairs to your home, however there are some types of repairs which are your responsibility. Download the online repairs handbook [pdf] 3584KB to find out which issues you should be reporting to ensure your property is maintained to the highest standard.

You can report a repair in a number of different ways, including online and over the phone. Please give an accurate report of the problem so we can assess how to prioritise it.

If you can smell gas, lose all electricity or water to your property, or have any other serious issues in your home please visit Emergency Repairs for more information. It is a legal requirement that you allow us access to carry out an annual Gas Safety check in your property to ensure your safety at home.

Vulnerable or elderly tenants

We recognise that many people, including some of our elderly and disabled tenants, may have difficulty organising a repair or undertaking it themselves.

Items you can maintain

You should not undertake electrical work. However, you can replace the following:

  • Light bulbs
  • Fluorescent tubes
  • Batteries
  • Plugs 
  • Fuses

PVCu double-glazed windows and doors require very little maintenance, but they will stay in good condition if you clean them regularly with warm soapy water and lightly spray the hinges with WD40 or a similar product, every six months.
