Planned Maintenance Programmes
Our Planned Maintenance Programmes are based on the outcome of the recently completed Stock Condition Survey of our homes, which confirmed the age and condition of components such as your kitchen and bathroom.
We will contact you giving notice when work is due to take place. Our surveyors and the appointed contractor will visit you to discuss what work is to be carried out.
They will explain what's involved and any choices you need to make as well as discuss how long the work will take and any likely inconvenience you may experience.
We prioritise repairs and improvements based on the needs of our properties. This approach helps us manage costs effectively.

How do we decide who gets what work?
Our planned maintenance programmes are decided by the necessary work to meet:
- The 'Decent Homes' standard – Ensuring properties meet specific quality standards
- Environmental improvements – Enhancing living conditions, loft insulation
Before work begins, we will send you a letter outlining the planned work and estimated start dates. You may be invited to a meeting or an 'open day' display to learn more and ask questions. Depending on the project, you may have choices on materials or styles.
During the work
Our tenant liaison officers will be available to help you and keep you informed throughout the process. Other council staff, such as a clerk of works, will be involved for larger projects.
After the work
We will inspect the completed work to ensure quality. You will also receive a customer satisfaction survey to help us improve future projects.
Relocation
Temporary relocation
In rare cases, major repairs or improvements may require you to move out temporarily. This is primarily for safety reasons. We will provide alternative housing and help with the relocation process.
Permanent relocation
In exceptional circumstances, such as redevelopment or demolition, you may need to move out permanently. This is a condition of your tenancy agreement.
