Private Rented Sector
We work closely with private sector landlords and local housing associations to ensure high standards are met in privately rented accommodation.
We have extensive powers and responsibilities to ensure that homes in the borough meet required standards, including:
- Individually-occupied properties
- Family-occupied properties
- Houses in multiple occupation (HMOs)

The Renters' Rights Act
The Renters' Rights Act 2025 introduces significant reforms to the private rented sector, enhancing tenant protections and abolishing assured shorthold tenancies, with major provisions set to take effect on May 1, 2026.
The Renters' Rights Act received Royal Assent on October 27, 2025, but many provisions will not take effect immediately. The full rollout is expected throughout 2026, with specific commencement dates to be determined by the Secretary of State.
This Act represents a significant shift in the rental landscape, aiming to provide greater security and rights for tenants while imposing stricter regulations on landlords. For further updates and specific details, it is advisable to consult official resources or legal experts.

Private Sector Housing Enforcement and Prosecution Policy
