Applicant/Agents

will be expected to:

  • Respond positively to any pre application advice whilst taking into consideration neighbour and local community concerns on the submission of a subsequent planning application.

  • Submit good quality applications with properly completed application forms, accurate drawings and all other supporting information necessary so as to comply with Ashford’s Validation checklist at the first time of asking.

  • Ensure any proposals reflect the planning policy context, including any relevant Neighbourhood Plan policies.

  • Respond promptly to requests for additional information.

  • If the case officer emails to give you 24 hours’ notice of a refusal explaining that no minor changes can overcome the reasons for refusal offering withdrawal, you respond within the time period giving a clear instruction if you wish the application to be withdrawn or progress to refusal.

  • Understand that the planning application process is not to be used as a form of pre-app and requesting a scheme to be materially amended as required during this process will not be accepted. It is not for officers to re-design poor schemes.

  • Be courteous and respectful in all communications. Inappropriate language or treatment of officers will not be tolerated.
